So, out of the total 286 homes on the market, your home has to be in the top 42.67 to be sold in this market.  Absorption rate up from 30.00 last month, and inventory town from 11.13 last month. The Logan market has gone into overdrive over the last month, and will be interesting to see where we go from here. 

The Tale Of Two Markets In Logan Utah 

Just like most markets in Cache Valley, there are two completely different markets within each local area. The majority of home sales are homes priced under $200,000, and homes over that price range are struggling. Homes priced between $200,000 and $250,000 are the hardest hit market. There is a lot of inventory in this price range which is giving the few buyers in that range the option to be extremely picky.

From 2008-2009 there were 126 properties sold that were over $200,000.  
From 2006-2007 there were 161 properties sold that were over $200,000.

From 2008-2009 there were 754 properties sold that were under $200,000.
From 2006-2007 there were 1,038 properties sold that were under $200,000.

In the last 2 years, home sales over $200,000 have dropped by 1.7%. It doesn't seem like much, but that 1.7% plus the drop in total single family homes sold over the last 2 years from 1,199 from 2006-2007 compared to 880 from 2008-2009 is quite a lot.
